How your inspection goes

BEFORE
Book, sign, and we handle the seller side
You sign the inspection agreement online, as Illinois requires. Your agent gets a one-page prep sheet for the listing agent so utilities are on and the attic isn’t buried behind holiday boxes.

DURING
We inspect. You join at the end.
We run the systems with their normal controls, test what can be tested, and photograph everything. Join for the last 30 minutes and we’ll walk you through what we found, in the house.

AFTER
Your report [the same day]
Most serious items first, a repair list ready for your attorney, and a Home Reference Sheet for after closing. Questions? Text us.
What a home inspection doesn't cover
Better you hear it from us now than find out at closing.
Anything hidden behind walls, under floors or stored belongings
Code compliance, permits and property lines
Mold, asbestos, lead or radon testing
The underground sewer line, wells and septic systems
Pools, spas, sprinklers, solar and security systems
Pest inspections and cost estimates
When something needs a specialist, we say so and name the trade to call.
Standards we follow
Every inspection meets the Illinois Home Inspector License Act Standards of Practice and the InterNACHI Residential Standards of Practice. Where they differ, we follow the more thorough one.
